Ellen Wilkinson Building – Second Floor Refurbishment - University of Manchester

This project was carried out on the third floor of the Ellen Wilkinson Building and consisted of office & class room refurbishment and remodelling works. The goal of this project was to create a new Student computer clusters and learning space.
Half of the third floor area was already in use and we had to work adjacent to live offices and share corridors with university staff. Phased and co-ordinated operations and effective segregation were therefore of paramount importance.
Although it was not within our original remit, our first task was to assist staff moving from the areas being refurbished to adjacent offices. Our directly employed workforce even helped staff set up their new desks and plug in computers so as not to delay the start of the project and also to set off on a positive” we are here to assist” direction from the outset. 
Initially a major strip-out of all existing walls, partitions, structural steel, ceilings and fixtures & fittings was required to return the space to an empty shell.
We broke up work elements so that noisy operations were intermittent during the day, allowing the staff respite. At evenings and weekends only noisy operations were undertaken. Dust was also an issue and we ensured all our areas of work were sealed off and used dust suppression equipment and water suppression. Electrical shutdowns were also limited to evenings and weekends.
New works included the installation of partitions, glazed screens, doors, flooring, ceilings, decoration and specialist joinery.
M&E works included adaptations to power, data, lighting, AV, fire alarm, sprinkler and ventilation installations in the form of a monodraught unit. 
Design issues and problems with the existing structure led to a potential 3 week delay to the programme which was unacceptable to the client. We worked collaboratively with the design team and our supply chain and through innovative solutions and extended working hours we reduced the delay to a single week, ensuring the project was completed in time for the start of the term.

Throughout the project we liaised with the managers of the adjacent office. We carried out a noise test session at the start of the project and as a result were instructed not to use power tools during working hours. We monitored noise throughout the project, limited noisy
